Amoruso Land Development
Location: Roseville, California, USA
Project Size: 400 acres
Road Network: 11 miles
Level AI ensured the major earthworks, roading and water management for this 400 acre community were optimally designed from every angle.
Brookfield Developments, working alongside the Sacramento tech-forward engineering firm Wood Rodgers, embarked on the development of the Amoruso project, a 400-acre master-planned community located in Roseville, California.
This large-scale development includes 1,500 residential lots, six blocks for commercial use, a school, and a fire station.
The Challenge
To meet the project’s earthwork needs, 25,000 cubic yards of fill material were imported from stockpiles created in earlier phases.
With seven phases and four distinct earthworks stages, the site presented challenges, including the design of a tunnel underpass for a future arterial road and 23 detention ponds for effective water management.
Allsite.ai’s Level AI was used to ensure the site was graded according to plan and the stormwater systems were optimally designed.
Technology in Action
Allsite.ai's Level AI platform was crucial in optimizing grading, drainage, and leveling for the Amoruso project. This advanced tool uses cloud-based GPU clusters to run billions of site permutations, finding an earthworks solution that complies with local engineering rules.
Using a 2D site layout and engineering rules from Wood Rodgers, Level AI iterated designs to achieve optimal grading. It adjusted levels for 1,500 lots and commercial blocks, ensuring the correct road and lot grades (maximum lot grade 2%) and compliance with flood and drainage regulations, including the design of 23 detention ponds.
Earthworks presented a significant challenge, with a cut-to-fill balance of 650,000 cubic yards. Level AI managed these phases, preventing waste and import of fill materials. The project’s 11-mile road network was optimized for natural topography, and a tunnel underpass was added, requiring pump stations for stormwater drainage.
The system processed project data in about two hours, and each iteration took four hours to optimize. Key deliverables included 3D line strings (DWG/DXF), final surfaces (LandXML), cut-fill plans (PDF), augmented reality tools (IFC), and a full digital twin for detailed analysis. Additionally, a marketing video was automatically created for sharing site details.
The Results
The collaboration between Brookfield Developments, Wood Rodgers, and Allsite.ai’s Level AI resulted in a highly efficient approach to the Amoruso project.
By using advanced artificial intelligence to automate grading, earthworks, and drainage design, the project will see faster timelines, cost savings, and a reduction in environmental permitting challenges.
“Level AI has rapidly produced a design that will enable earthworks to be staged in a way that reduces our environmental permitting costs.
This technology has the potential to enable Brookfield Developments to explore more design options and save development costs”
